$COLD $VICI $AGNC To invest in REITS the only metric that matters is the book value. The closer to BV you get the better the deal is. Also if BV is increasing or decreasing, you know which driection to go. Do not buy one a a huge premium to BV.

$COLD some of these companies just don’t translate into public equities. People dont care. There is no momentum, there is no news. Americold and $LINE have been undisputed disasters of an investment. Even the almighty $PLD has been a waste of time over the last 5 years while the broader S&P has ripped. While you absolutely have to know what you own - you don’t necessarily have to own what you know.

$COLD agree with mentally ill. I bought 25,000 shares under $11. Soft demand for cold storage and some negative news for 26 baked in price reduction. Totally happy with collecting north of 8% cash dist. While the stock price increases over the next 5 years. The need for cold storage is not going away and will get back on track in 27 and beyond.
