New home sales were 745k in Dec and 758k in Nov, but October sales were revised down.
Months of supply in December were at 7.6. Months of supply moved down but are still elevated relative to typical levels.
Median and average prices of new homes are down 2.0% y/y while average prices are up 4.7%.
New home sales made up 16.1% of all single-family sales in December, a large share relative to the past two decades.
There was some general uptrend in housing measures in 4Q (from very low levels), and the new home sales matched that.
However, early signals for 1Q are weaker.
