$CLPR having one of your large assets being foreclosed on because you overpaid for a weak lease office is somehow being spun by some as playing hardball with the lender LOL This REIT was always just a place to dump crap while the family kept all the good assets private. I think it is a buy here. Even crap assets can generate cash

$CLPR For 141 Livingston Street, the loan servicing has been transferred to a special servicer due to alleged failure to make reserve deposits (which the company disputes). The special servicer has accelerated the mortgage notes, demanding immediate payment of principal, default premiums, and penalties. A lawsuit has been filed by the loan trustee seeking foreclosure and other remedies.

$CLPR "Total indebtedness stood at $1.28 billion (net of unamortized costs). The company's operating debt is predominantly fixed-rate (89% fixed as of the Q1 2025 call) with an average rate around 4% and an average duration of approximately 4.1 years" -so if they have to refi at current rates it's +2% or 25mm additional interest p/year. They are underwater. Also they probably cant refinance as there isn't enough equity and they need cash to pay down loans.

$CLPR They bought 10 West 65th Street for 85mm and sold it for 45mm 8 years later after spending a lot on it. Brilliant tacticians over here.
