$IIPR No industry expert here, but many MSO's face refinancing of existing debts in 2025/2026. The second tier MSO's may have difficulty finding new money to refinance and will have to sell assets and cut costs, such as rent, instead to pay debts soon reaching maturity. Also, MSO's are moving away from vertically integrated models to outsourcing production to smaller producers thereby avoiding costs like rent, maintenance and taxes while still providing branded products. IIPR may have to bundle several smaller producers into their facilities in place of just the MSO's themselves. No idea if Pharmacann is caught in a debt squeeze or switching to outsourced production, but IIPR could gain new revenue streams by providing the capital to help Pharmacann refinance or by creating a new rental model based on multiple, new tenants.

$IIPR some of this may be an over reaction....we won't know what is really happening until earnings....however some analysts likely have deeper contacts with the company and have more insights. I agree with the potential of this being a negotiation game between pharmacann and iipr.

$IIPR Compass Point analyst Merrill Ross, downgraded Innovative Industrial Properties (IIPR) to Neutral from Buy with a price target of $78 after reported a default by PharmaCann on all leases, as at the time the firm did not know if PharmaCann was “on the brink, or if this was an isolated event.” The firm now thinks this default was a negotiating tactic on the part of both parties and that PharmaCann wants only to exit its lease in Warren, arguing that Innovative Industrial is “wielding a big stick in the cross-default provision.” However, the firm also thinks the “clock is ticking for both companies,” because PharmaCann cannot afford to be evicted from the five other grow facilities.

The next quarterly payment of $1.90 per share is scheduled for Wednesday, January 15, to investors who own the stock before the ex-dividend date of Tuesday, December 31. $HITI OK, guys. I (respectfully) ask that you take a quick look at what's happening over at $IIPR . (Those guys lease grow space; we still own a little, but rolled most of our profits into 🌊🤙🏄💲 a while back.) I know I've said this 100 times, but even so, here's more evidence: In ag commodities, the retailer wins -- always. Why? Because growers take all the risk and the retailers take all the reward. (We used to think that IIPR was/would be insulated from this reality; we were wrong.) If you're here, you've already picked the winner, not only from the POV of leadership, management, and model -- but also from the POV of the very structure of agricultural markets: Oversupply destroys margin for growers and elevates margin for retailers. It has been like this since the beginning of farming.

$IIPR some homework: pharmacan is hiring with several new open positions. Although this is only a data point it is difficult to ascertain a financial position given they are a private co. An analyst report indicated this noise and cross default is a negotiating tactic for more favorable lease terms.
