$EQC CRE Apocalypse deal done @ 50% of building's debt! LA office building, 777 S. Figora St, Brookfield Asset Management building bought by South Korean investment firm Consus for $145 million which is 50% below building’s debt This is a stupid time for EQC to liquidate the $19/sh cash + value of the 4 office buildings they own. I don't think the 3% shareholder will be successful. But its up to EQC execs.

$EQC CRE Apocalypse ... IMO in 10 years everyone will be back working in the office because - team building is more effective face to face vs. the established teams all WFH that COVID caused - managers promote the ones the see face to face, in person A Chicago property. Not that EQC is looking at office property, but this is great view and location. That's Trump tower in the middle

$EQC Anybody know if the WSJ story gave a liquidation value per share? Rough estimates per the last 10-Q real estate valued at $411M w/ preferred shares there are something like 111.6m to 116m sh total outstanding $18.90 cash per sh $3.54 buildings per sh ========== $22.44 liquidation per sh

$EQC I don't expect much from the 3% activist investor. He's calling for liquidation. Per my notes on the chart: 0 debt - $2.2B cash, $18.90 cash/sh if include preferred, + 4 CREs buildings.

$EQC Up over $1.00 on these shares - super safe trade 5% gain in a couple weeks (buying stock at LESS than cash per share, 0 debt, etc, ad nauseum). Haven't sold them yet.

$EQC is a company that is sitting on a bunch of cash, waiting to jump on real estate deals. The company is trading for peanuts compared to its book value, with some office space thrown in for free. Worst-case scenario, they cash out and pocket the savings. There is no where for this stock to go, but up.

@TI7812 I should add, I don't think the American city is going to die yet. And if $EQC could get the San Francisco properties of either $PGRE or even $HPP SF exposure, for a Zell definition of a compelling price, I'd be intrigued.

@TI7812 the first time I heard of "workforce housing" was when critical mass was being achieved in the bakken oil shale formation in ND in 2013/14. Like oil, that proved boom/bust, and is not what I had in mind when I started nibbling on $EQC.
Just last night I looked at sister REIT $EQR. I'm surprised to see it's actually down -31% over two years. Generally considered a well regarded operator in strong housing markets. But it's getting embarrassed by the S&P.
$EQC is becoming one of my bigger positions. I'm going on the premise that Mr. Helfand and board know more about real estate than I do. And that's why I continue to add.

@TI7812 I know the official $EQC talking point about more interested in multi-family or even work force housing. But if a large office deal is compelling enough, I suspect they will be a buyer.
