@ccioli90 yes healthcare has also been on my radar
I like the CEF $BME. Well managed and trades at a significant discount, at max of its 12 month range atm, with buybacks and tender offers to boost that discount back to NAV. Largest position UNH
Did nibble on some $LAND $DEA $ARE $AQN Purely speculative, just want 20 percent return in short order there is all lol

$ARE $PLD $LAND $INVH $DEA All fairly well established REITs in various specialties here (except very small LAND) getting absolutely clobbered
Some of it comes down to rates, sure. And some may be subject to DOGE in unexpected ways
But renting out housing? Warehouses to Amazon? Farmland?!
I'm genuinely intrigued and want to buy. Anyone in these?

$DEA stock dove from $16.79 to $10.27 during 2023, long before this year's Musk / DOGE implications, so there was a lot of unease around this stock even before the election cycle. $DEA seems very volatile for a REIT. Perhaps not a good stock for those looking for a quiet dividend payer.

@HTXbull @dllydalley29 Good thoughts. Not sure if this will have an impact on $DEA but today's WSJ piece suggests that the DOGE boys want a 100% return to office for government workers.

$DEA I am likely a buyer if this gets so beat down to yielding 9.5% or more. The weighted average remaining lease term is 10.1 years. The portfolio of properties is not too defense heavy (3% weight) and defense is, which if I had to guess, might be the biggest target for DOGE. Open to other thoughts for the few that follow this one, and are concerned about DOGE taking this down even further. Below link has the weight of all the portfolio of properties DEA carries. https://ir.easterlyreit.com/static-files/50b36363-106c-4c92-9025-fa2c37f94a7b
