This keeps home prices up and perpetuates a renter environment for people who can't afford to buy: Invitation Homes announces $200M joint venture Invitation Homes has entered into an agreement to form a new joint venture partnership with a global real estate investment partner. The JV will leverage the company's homebuilder partnerships, management expertise, and scale to invest in newly-constructed homes and communities in several high-growth markets. The JV is expected to deploy approximately $500M , including debt, to acquire newly constructed homes. The JV will be initially capitalized with a total equity commitment of $200M, of which $50M will be committed by Invitation Homes, with potential to upsize equity commitments through follow-on investment tranches in the future. The company will provide various management services to the JV, for which the company will earn management fees in addition to the opportunity to earn a promoted interest subject to certain performance thresholds. Invitation Homes also has certain rights to potentially acquire the JV's homes in the future.

$INVH Invitation Homes announces voluntary prepayment of IH 2018-4 securitization Invitation Homes announced that it has voluntarily prepaid without penalty the outstanding balance of its IH 2018-4 securitization, as planned. As of September 30, the IH 2018-4 securitization had an outstanding principal balance of approximately $630.2M, inclusive of approximately $31.6M of retained certificates held by Invitation Homes to comply with risk retention rules. The company prepaid the IH 2018-4 securitization using unrestricted cash from its August 2023 bond issuance for the purpose of debt prepayment, consistent with the company's previously stated use of proceeds. With the prepayment of IH 2018-4, the company now has no debt maturing prior to 2027, and on a pro forma basis as of September 30, approximately 90% of the company's wholly-owned properties are unencumbered.

$INVH I have alluded to these corporate home owners before as one of the reasons housing costs have not come down as much as one would have expected with higher interest rates: FTC announces $48M proposed settlement with Invitation Homes The Federal Trade Commission is taking action against Invitation Homes, which it identifies as "the country's largest landlord of single-family homes," for "an array of unlawful actions against consumers, including deceiving renters about lease costs, charging undisclosed junk fees, failing to inspect homes before residents moved in, and unfairly withholding tenants' security deposits when they moved out." Invitation Homes has agreed to a proposed settlement order that would require the company to turn over $48M to be used to refund consumers harmed by its actions. The corporate landlord will also be required to clearly disclose its leasing prices, establish policies and procedures to handle security deposit refunds fairly, and stop other unlawful behavior, the FTC said. cc: @TraceyRyniec
