$OPI I bailed after seeing dire company statements on doubtful ability to continue / doubtful ability to pay off $500 M unsecured debt due in February. I'll get back in on the dip if there's a case for it. Anybody have one?

$CMCT What a shit show by management but an opportunity for traders. Releasing the 8k explained a lot of the catalyst of the stock cratering in a company that was either cooking the books or further disconnect with the financials. Management owns 50% of the shares so cooking seemed unlikely. As a comparison, using the August financials the NAV was $15.44 which was why they did not take the $8.88 offer in May of 2023. Total Assets: $890 m Total Liabilities: $538m Net Assets: $352m Shares Outstanding: 22,787,000 NAV per share: $15.44 per share However, REITs and banks having assets in multi family, hotels and especially CRE office like $OPI $FLG have been already decimated so NAV has been sketchy at best. Their conversion of office to residential apartments is doing well so I will stay in for now. Based on 8k released last night Total Shares : 60,527,087 converted preferred + 23,246,000 ex. common = 83,773,087 shares . $352m / 83,773,087 shares 0 NAV $4.20 / share.

$OPI sold opi last thursday for a small profit, the upcoming february debt of 500mil scared me.
moved money over to $LFT $HST $ORC for divi plus easing cycle play. These reits should do well if more rate cut this year.

$SPY $QQQ $IWM Check out $OPI for a risky under book value play...I might put $300-500 play money into this...the only reservations I have is that this has done a reverse split back in 2019, which is VERY dangerous. However, it is profitable, and has increasing shareholder equity to $1.3 billion while trading at $112 million. The other reservation is their cash is underneath their outstanding shares...only $34 mil in cash equivalents and 53 million outstanding shares. However, I will keep it on my list. Earnings should be coming in a few weeks...I've got to do more due diligence on this though.
