$EXPI $HPP $MFA Look at the 30 year treasury action and compare it with these 3 charts. Look at 1/31 and 2/1 dates and see how they corelate. All 3 move opposite to the 30 year. With the 3 rate cuts coming up these 3 are guaranteed to go to where they were on those day and beyond. Easy money!!!!

$HPP Wolfe upgrades Hudson Pacific to Outperform, sees mitigants offsetting headwinds Wolfe Research upgraded Hudson Pacific to Outperform from Peer Perform with an $8.40 price target. The firm says that while it cannot deny material risks related to lease expirations, there are meaningful growth mitigants to offset headwinds, and it thinks it is priced to take risk.

@TI7812 I should add, I don't think the American city is going to die yet. And if $EQC could get the San Francisco properties of either $PGRE or even $HPP SF exposure, for a Zell definition of a compelling price, I'd be intrigued.

$HPP I bought this at exactly the wrong time and am down like 25%. Not a big holding of mine but is this worth hanging on to until interest rates are cut or should I just take the hit and move on?
