$SPY $TOL $KBH $HD $LOW Here’s the latest housing data with long term chart. This housing expansion is far from over, but the FED has to ease rates in order for it to expand out. No recession happens until the builders have overbuilt supply in my view. Depending on how much longer it takes the FED to cut, we might expand through 2028 instead of my 2-3 year prediction. I thought by now we would be getting closer to 5.9% on the 30 year mortgages, but they are literally trying to implode the economy with 7.8% mortgage rates. These rates wouldn’t be a problem if homes were still $300,000 instead of $425,000
Unfortunately, inflation is entrenched and most peoples salary definitely didn’t keep up with 30-100% price increases we’ve seen since early 2020. $KBH KB Home announces $1B share buyback, raises quarterly dividend 25% KB Home announced that its Board of Directors authorized the repurchase of up to $1.00 billion of the Company's outstanding common stock, replacing a prior authorization, which had $113.6 million remaining. The Company intends to continue its share repurchases in 2024 in a projected range of between $200 million and $400 million for the full year, including $50 million of share repurchases completed during the Company's 2024 first quarter. The Company's Board also approved an increase in the quarterly cash dividend on the Company's common stock to $.25 per share from $.20 per share. This 25% increase results in an annualized dividend of $1.00 per share, representing a yield of approximately 1.6%, based on the closing price of KB Home's common stock on April 17, 2024. The yield is in-line with the Company's long-standing target of about 1.5%. Together with the increase the Board authorized in July 2023, the Company has raised its quarterly dividend by 67% in the past nine months. In addition, the Company's Board of Directors declared a quarterly cash dividend, at the $.25 per share rate, which will be payable on May 23, 2024, to stockholders of record on May 9, 2024.

$KBH $DHI D.R Horton Announced earnings this AM. Beat top and bottom and raised forward guidance. I’ll be selling into any strength today and transferring those funds over to KBH which I believe to be a better run company. I was VERY nervous about DHI as I have an overweight position there along with an equal weight in KBH.
NVR is another name in the homebuilding sector which should do well this quarter.

I’ve said that sometime in 2024 we would get there. Fannie Mae estimates 5.9% by year end. Here’s the issue however. We still don’t have enough homes for anyone to move into. The supply in most areas just isn’t satisfying the demand. So in order for existing homeowners to be willing to move, it’s not all about the rates. It’s about supply.
