Trouble in #REIT land. This is a short scan looking for divergence. The parameters were anything optionable that was fairly large and decent avg volume. Most of the tickers that came back were REIT's $SABR $HR $CUBE $SPY

$HR Healthcare Realty Trust provides Q2 operations, capital allocation update Healthcare Realty Trust provided a second quarter update on its operational and capital allocation momentum. In the second quarter, new signed leases totaled 432,000 square feet, the fourth consecutive quarter above 400,000. Multi-tenant absorption in the second quarter was 122,000 square feet. Combined with the first quarter, multi-tenant absorption for the first half of the year was 183,000 square feet, which was above the guidance range of 90,000 to 140,000 square feet provided in the company's multi-tenant occupancy and NOI Bridge. Over the last three quarters, multi-tenant occupancy has increased 371,000 square feet, representing approximately 110 basis points of positive absorption. Steward Health has paid substantially all rent owed for June and July. In the second quarter, Healthcare Realty expects to reserve approximately $3M of unpaid pre-bankruptcy rent, which includes a portion of March, all of April, and the first five days of May. Rent owed for May following Steward's bankruptcy filing on May 6 is expected to be paid as part of the outcome of the bankruptcy process. As previously disclosed, Healthcare Realty has generated approximately $400M of proceeds from joint venture, or JV, and asset sale transactions year-to-date. The company also has additional asset sales and JV transactions under contract or LOI that are now expected to increase proceeds to over $1B. This includes expected proceeds from asset contributions to the company's KKR and Nuveen Real Estate JVs. The majority of these transactions are expected to be completed in the third quarter, and proceeds will fund accretive, leverage neutral share repurchases and existing capital commitments.

$HR Healthcare Realty generates $400M proceeds from JV, asset sale transactions YTD Healthcare Realty Trust announced it has generated approximately $400 million of proceeds from joint venture and asset sale transactions year-to-date. The Company also has additional asset sale and JV transactions under contract or LOI that are now expected to increase proceeds to over $1 billion. The majority of these transactions are expected to be completed in the third quarter, and proceeds are expected to fund accretive, leverage neutral share repurchases and existing capital commitments. As previously disclosed, KKR has committed up to an additional $600 million of capital to increase the potential value of its 80/20 JV with Healthcare Realty beyond the initial property contributions. In the near term, additional property contributions are expected to generate incremental proceeds for Healthcare Realty of approximately $100 million in August. These contributions would increase the value of the JV to approximately $500 million. The Company also announced the expansion of its existing JV relationship with Nuveen Real Estate which has previously been referred to as TIAA. Healthcare Realty expects to contribute approximately $400 million of assets to a new Nuveen JV in two phases at a cap rate of approximately 6.6%. In the first phase, which is expected to be completed in August, Healthcare Realty will contribute eight of its existing properties to the new Nuveen JV at a value of $193 million. Nuveen will fund a contribution equal to 80% of the equity value. Healthcare Realty will retain a 20% equity interest and will continue to oversee day-to-day operations and leasing of the properties. The JV is expected to utilize secured financing of approximately 40% of the contributed value. The closing of the transactions is subject to satisfaction of customary closing and financing conditions.

$HR $KKR Healthcare Realty Trust provides update on KKR JV, intends to repurchase shares Healthcare Realty Trust Incorporated (HR) announced in early May that it had entered into a strategic joint venture with KKR (KKR) to own and invest in quality medical outpatient buildings. To date, the company has contributed 10 properties to the KKR JV that have generated $227M of proceeds. The company expects to contribute additional properties to the KKR JV that will bring total proceeds in excess of $300M. Beyond the initial property contributions, KKR has committed up to an additional $600M of capital to increase the potential value of the JV to $1B. Healthcare Realty will retain a 20% interest and manage the JV, as well as continue to oversee day-to-day operations and leasing of the properties. Separate from the KKR JV, the company has additional transactions under contract and letters of intent that are expected to generate further proceeds of more than $300M by early August. Proceeds from the KKR JV as well as additional transactions are expected to be used to repurchase shares on a leverage neutral basis. The company has repurchased shares totaling over $175M since April 1.

@chopchop0 there are better elsewhere, especially $HR. Hard to quantify but their properties are higher quality and they just initiated a joint venture. Buying back shares! The differences are big if you compare earnings calls, numbers should follow eventually
