$HCDI not sure if this happened already, but Bank United should be foreclosing on Punta Gorda. Stay was lifted on 3/6 and there is a hearing in 3/28 for this motion that was already granted. HCDI had Punta valued at $5.5M and owed $2.5M+ interest to Oakhurst with the 1st lien.

$HCDI BankUnited also wants to foreclose on Punta Gorda. HCDI is claiming Punta should be sold on a negotiated basis by Q3 of this year, and will sell for much more doing it that way than to go into foreclosure.

$HCDI I just pushed all the numbers based on new operating statements. Something is vastly wrong. Belfair asset value went from $19,543,641 to $13,130,066 a $6.4M decline in value in one month. However, Sound just 10 months ago loaned them $19.95M after getting the property appraised. It currently has $25,078,807 in loans. Bridgeview dropped from $3,648,427 to just $2,348,899 with $5,700,100 in loans and was under contract for $11M less than a year ago. Tanglewood just appeared at $6.3M+ in asset value below cost. Why the hell did they keep putting money in it after filing bankruptcy if it was worth less that what they already owed? Either a con is going on to sell these assets at a fraction of their worth or management has been conning investors. However, if these assets sell for more than these ridiculous appraisals it's a new ball game.

What shareholders deserve is competent management and leadership from the executives of a company and competent oversight from a BOD. How do you tank a home building company in the midst of a hot home building market? The sales and marketing team couldn't sell life rafts on the titanic. Even a casual observer might surmise the company execs drained this company for themselves and the BOD was complacent likely due to incompetency and/or contentment receiving their own compensation.

$HCDI We should be getting a Liquidation Analysis (worst-case scenario) before the hearing in 4/3/2024. My guess would be last week of March. There are only roughly 5-6 classes that are unimpaired for total distributions. Everyone else is taking some kind of hit. The fact that Preferred Holders got 49% of the Post-Effective Date Interest is more than we deserve in this instance, so I would take it graciously.

$HCDI Glad to see new interest here since the new doc was filed. I like to see that $.60 cent bid disappear unless we have some eager buyers wanting a bit more. I'll up my sell order a bit. $HCDI documents filed two days ago give common zero and preferred 49% and unsecured 51% of all amounts after secured paid. Common should now be a penny. Looks like those trying to sell at 85 cents giving up. Looking up for preferred imvho but doesn’t matter if 50 cents or $1. Going to be more than $3-4 left imvho.
