$FSP Most important takeaways from the call - IMO: Seeing solid leasing demand in Houston (no surprise to me ... I am there right now) plus "terrific" demand in Richmond. Good to hear but smaller markets. They also said they are seeing some small "incremental" demand in downtown and suburban Denver. This point is critical. Lease expiries are 7.8% - no major tenants. They appeared confident on renewals or backfill. They are also tracking with an encouraging amount of shortlisted new demand - 300k. Note that lease replacement and same store sales is holding basically constant despite building sales. This appears likely to continue over the current one year forecast horizon. They are flat on operating costs per square foot - savings in taxes (tax appeals) and insurance counter balance any salary increases.

$FSP I mean there is upside here, but how in the world are they still spending over 14M on G&A???? They are scaling down to nothing and letting everyone there collect a huge paycheck at the expense of shareholders, smh.

$FSP Major markets for FSP (Dallas & Houston) bouncing back now. Hybrid is here to stay no doubt - but average lease life on FSP is 6.4 years - their properties are stabilized - run offs over 2024 are 9.4% but their renewal record with existing tenants is strong. $FSP Q4 - they sold Blue Lagoon (Miami) & One Legacy (Plano) - these were both fully reserved. Up until now did not sell their Pershing Plaza their Atlanta property and the only other property held for sale reserve account created as at 9/30. Subsequently they have sold Collins Crossing (Dallas) - this will be a subsequent event to the 12/31/23 close. Total net cash of these three sales plus cash existing at 9/30 is (my best estimate) - around 170 million (it is about a wash to their own estimate substituting CC for Pershing). Assuming all cash pays down the BMO/BofA notes - their debt will be: 80 million 2027 notes - 4.76% 115 million 2024 notes - 4.5% 35 remaining bank debt (BMO/BofA) Against 18 stabilized buildings - mostly Dallas/Houston/Denver/ Minn.
