$VNQ Someone had asked whether I'm still bullish on REITs given that the recent suggest that there won't be any rate cuts anytime soon. I am. The delay in the rate cuts just been investors are given more time to accumulate shares. A few names have already come back down to the October lows and I've been actively buying them. Eventually the rates will have to come down. If inflation data continues to rise, I'm fine by that too. Most landlords have built in CPI-linked escalators. More inflation just means higher rent. I think what's important is that you focus on names who have great balance sheets and have a long history of weathering storms.

@GreaseMonkey777 Nothing to do with Dollar Tree. All REITs are way down. $SPG and and $WPC as well as $VNQ which is a REIT ETF. It is all about the spike in the 10 year this morning.

$SPY This is why I remain bullish on real estate, $VNQ. It has been tracking the previous Fed rate hike campaign from 2015. We do have some deviation from the fractal but it resembles a bull flag. Whether the rate cuts come in May, June, or even July, I don't care. It's coming and I am willing to wait.
