$VNQ Someone had asked whether I'm still bullish on REITs given that the recent suggest that there won't be any rate cuts anytime soon. I am. The delay in the rate cuts just been investors are given more time to accumulate shares. A few names have already come back down to the October lows and I've been actively buying them. Eventually the rates will have to come down. If inflation data continues to rise, I'm fine by that too. Most landlords have built in CPI-linked escalators. More inflation just means higher rent. I think what's important is that you focus on names who have great balance sheets and have a long history of weathering storms.

$VNQ Market is starting to price in 1 cut in late Dec. That's the end of my bullish real estate fractal. Back to Oct. lows?

$BTI $MO everyone stay calm. This is all rate driven. $TLT is headed back to $80-$85. That drives the dollar and rates. And is going to likely force a correction. Under the surface. BTI and MO are showing relative support now. Vs say $VNQ Patience. I am slowly adding on this dip.

$BX $VNQ PE firms continue take advantage of the depressed valuations on real estate from the high interest rates. Blackstone is particularly interested in residentials (me too). https://www.msn.com/en-us/money/realestate/blackstone-to-take-rental-housing-owner-air-communities-private-in-10b-deal/ar-BB1lhbXN

$VNQ ….. probably breaks back into the 70s. Patience. Remember. Reits need rate cuts. That’s the key to this long. KeyI. I am waiting for the dip.

@GreaseMonkey777 Nothing to do with Dollar Tree. All REITs are way down. $SPG and and $WPC as well as $VNQ which is a REIT ETF. It is all about the spike in the 10 year this morning.

$VNQ chart is very bullish. Weekly looks like a massive bull flag. Broke downtrend seems like. That big shakeout candle week of 2/12. Delicious.

$SPY $QQQ $VNQ People are still sleeping on the rate cuts. The probability for a cut in the summer has been steadily increasing since the last week. At the moment, we have a 93.1% probability of a cut in July despite the bullish economic numbers.

$SPY This is why I remain bullish on real estate, $VNQ. It has been tracking the previous Fed rate hike campaign from 2015. We do have some deviation from the fractal but it resembles a bull flag. Whether the rate cuts come in May, June, or even July, I don't care. It's coming and I am willing to wait.
