$VICI If you're not buying here, when do you intend to buy? Just like with $GLPI , earnings are great, dividend gets nice increases, etc. Sometimes we just have to realize that ALL stocks will be in a buy area every so often and the time is now.

$GLPI Seems like just yesterday they were celebrating an all-time high (13 months ago). We are now 21.7% lower and Real Estate gets more valuable over time. This one, like $VICI is at a great buy price. You will have a huge monopoly of casinos owning these two. Another "Fist pounding the table" BUY!!!!! Also, it seems like one main culprit dumped a bunch of shares at the end of day. Let's scoop them up!

Dividend: $1.66/share 5-year dividend CAGR: 7.6% 3-year dividend CAGR: ~8% AFFO payout ratio: 75.7% If it can grow its dividend by 7% per year for the next five years and then 3% per year in perpetuity, the stock is worth $25.56 per share. That's with a 10.9% required rate of return (its cost of equity, taken from Finbox). For it to be fair value with these assumptions, the discount rate would have to be around 10%. What do you think? $VICI Think about it. Of course the CPI report comes out today (5 days before tax deadline). The average Joe can't afford the dip, the politicians and the rich are scooping these prices up. Just part of the game. Chevron station down the street is $5.79 a gallon. They know Biden is finished. They want to make as much as they can before they depart office. They = Democrats.

@stocktockclock This reminds me of owning Coca Cola. Nice steady dividend and likes to come back to 29 just like Coke loves that 60 area. Can't go wrong if you're retired and looking to make safe money though. I had to switch into all income stocks due to my age but would have $VICI if I was younger.
