If I said you could buy an industrial portfolio for .60 on the dollar and I will throw in a fully leased office portfolio with a weighted average lease term of over 7 years for free, would you buy that deal? $ONL is behaving quite oddly. Instead of the 10¢ discount I expected to see today, it’s gained, indicating that the surrounding market forces are far greater impact than silly little things like fundamentals. You win this round JPo. Still expecting sub $3 SP by next earnings in May.

$ONL Based on discounted cash flow, assuming $ONL has marginal success in renewing leases this year at less than market rates (most likely outcome in my opinion) I give it a price target of $2.80. I’d set buys to $3 or less.

@RENEWABLEDIVIDENDS @KikiRose420 You have to look at non-diversified REITs kind of like junk bonds for their industry. Some of my best investments have been in distressed sectors. Crushed it with $EPR and $IRM during Covid.
Offices are no different. If $ONL managers to stabilize at 50% of book value, that’s a 2.5x from here and an 11% yield on cost. If they can’t renew their leases over this year and next, then it continues to bleed and the share price probably inversely tracks dividends. If CRE crashes, firesales wipe out comps and NAV is reassessed at 10%, then we’ll be righteously fucked.
$ONL is currently priced at a P/FFO of less than 4. That’s wild. If they can pull through, it could be a 10.

@Mounting_Mayhem actually it’s a near worthless building (maybe worth just land value) that was designed years/decades ago for a specific tenant, which vacated a while ago. $ONL shows this same building as leased even though it has been up for sublease for months/years. $ONL brags that this same building is leased to an investment grade tenant even though we all know that doesn’t matter because that tenant is long gone. Worst of all, $ONL doesn’t respond to serious expressions of interest to purchase its buildings. Not sure the stock is worth anything above $0, but do your own work and know annual G&A is at $20 million, +/-.
