$GNL Global Net Lease announces progress on its 2024 strategic disposition plan Global Net Lease announced continued progress on its 2024 strategic disposition plan, which it first detailed in its Q4. As of April 15, GNL's strategic disposition efforts have resulted in over $462M of transactions that are either closed or under agreement and expected to close by the end of the Q3. "We are very pleased to have built a robust disposition pipeline in the early stages of our strategic disposition effort and expect to identify additional opportunities throughout the year," said Michael Weil, CEO of GNL. "We believe the 7.2% cash cap rate on the occupied dispositions offers proof of value of our primarily investment-grade portfolio and represents a significant premium compared to where GNL is currently trading on an implied cap rate basis. Additionally, we believe that the $124M of vacant dispositions that are closed or under agreement will eliminate approximately $3M of annualized operating expenses. We plan to use the net proceeds from these dispositions to pay down existing debt, including borrowings currently at a 7.3% variable interest rate on the USD portion of our revolving credit facility, while also addressing near-term lease and debt maturities to achieve our primary objective of reducing Net Debt to Adjusted EBITDA."

I suppose a reasonable question any prospective GNL investor would ask themselves prior to a position is "how many months am I willing to watch this REIT dog paddle before it finally starts gathering consistent momentum that doesn't drop precipitously on every headline?" Climbing a ladder is more productive when you're not losing three steps for every two taken.
Eventually it will likely be judged as a decent long-term investment if bought at these falling prices since real estate is cyclical but sadly, with each passing quarter without a rate cut , it may be 2025 before this sector bounces back with authority.

$GNL One of the challenges GNL has to overcome going forward is negative sentiment based on nearly entirely inaccurate information and/or poor analysis... I continue to find really f------up analysis and commentary on GNL... Let look at Truist's recent Hold rating with a ridiculously low $7 price target by their three star analyst Hau... First and foremost, the analyst is not citing/using any valuation measures to form the basis of their analysis... How does that work...??? Really...??? The next absurdity is the premise that GNL will have a hard time getting cost effective financing due to their past performance... Which is just bent, because everything in business is based on future expectations... And GNL just disproved this BS with the recent great rate they landed on their $230 MN refi... They also assert that GNL’s assets are merely equal to their peers, which is also incorrect… GNL’s portfolio is much higher quality than its peers with regard to AFFO stability… Losers...
