About Arbor Realty Trust

Arbor Realty Trust, Inc. invests in a diversified portfolio of structured finance assets in the multifamily, single-family rental, and commercial real estate markets in the United States. The company operates through Structured Business and Agency Business segments. It primarily invests in bridge and mezzanine loans, including junior participating interests in first mortgages, and preferred and direct equity, as well as real estate-related joint ventures, real estate-related notes, and various mortgage-related securities. In addition, the company offers bridge financing products to borrowers who seek short-term capital to be used in an acquisition of property; financing by making preferred equity investments in entities that directly or indirectly own real property; mezzanine financing in the form of loans that are subordinate to a conventional first mortgage loan and senior to the borrower's equity in a transaction; junior participation financing in the form of a junior participating interest in the senior debt; and financing products to borrowers who are looking to acquire conventional, workforce, and affordable single-family housing. Further, it underwrites, originates, sells, and services multifamily mortgage loans through conduit/commercial mortgage-backed securities programs. The company qualifies as a real estate investment trust for federal income tax purposes. It generally would not be subject to federal corporate income taxes if it distributes at least 90% of its taxable income to its stockholders. Arbor Realty Trust, Inc. was incorporated in 2003 and is headquartered in Uniondale, New York.

$ABR Fri Morning Thought: For companies with big short positions: $ABR, $RILY, $MPW $GME, $AMC : Roaring Kitty posts are being questioned....Jay Claton questioning a post with a person leaning in on their chair....is left for investor interpretation but he is questioning whether this should be tolerated in our markets. How about having some focus on VICEROY! Who has been sued, issues FUD on ex-divy or when company can't buy shares to protect price, and reports have false information to twist a story. Raging Kitty is pointing out you should do some homework on an investment....he is not issuing false or twisted info. Suspect this is not the end of Raging Kitty.

$ABR Hasn't dropped much...13.81 close + 0.43 divy = 14.24. Historically, ABR recovers to the pre-divy price in 14 days but a new base needs to be discovered. Also the higher short borrow rates have been ranging 10-22% depending on brokers will cause a re-eval of risk/reward and now starting to see some shorts exit (share availability is starting to increase slowly). These rates tack on 0.11-0.27/share/month - like a mini divy/month.

$ABR Literally warned that this would dump after the ex-div. I don't think this "short-squeeze" is going to happen. Also, i don't think the company itself is bad, but the commercial real estate sector isnt necessarily where id want to be at this current juncture.

$ABR Thought for the day: "Investment history has shown that buying mortgage REITs when the outlook for the industry appears grimmest is a smart move." A rate cut is right around the corner....so grim may be leaving soon....we may get a few more economic speed bumps or some more nasty short reports but I am sticking to my strategy and adding to ABR" Given ABR volatility....don't jump in all at once....I also phase my divy purchases over time. $ABR Orbisa securities lending analytics. 98.15% utilization, increasing duration. Borrow rate at IB 20%. 350K available to borrow just popped in this morning but rate still climbing. Viceroy effect is waning and barely a dent has been made to cover the overall short position. Company buying shares below and ready to rake in cash if this squeezes. A few whales could send if desired.

$ABR came out smelling like a rose. Got fat premiums on 14.5’s this week. They called my shares yesterday at 14.5 and I got them back today at 13.83. .67 cents plus the .45 cent premiums… 1.12 this week vs just the .43 dividend.

$ABR Food for thought: 91% call volume yesterday, 9% put volume and massive buying last 5 min of close. What else is going on that we don't see yet: how many fails to deliver (FTD) are occurring? Are FTD influencing borrow rates? Some brokerages have limited/no shares to lend and what becomes avail are being eaten up by new short positions.

$ABR Ex-divy day complete! Now will the borrow fee for ABR continue to escalate and make shorts uncomfortable? Yesterday hit 22.55% at Interactive Brokers. Back of envelope math nets this to 0.27/share/month. Will we get another FUD short attack even though they did one prior to ex-divy?

$CTNT i don’t follow meme trends but been holding this @ 1.53 .. i see the trucks on the hwys in california and know that’s worth over 2$ .. boots on the ground is a different value than vc etc (at least for now) cashed out cost basis and might average up a bit as the dust settles.. throw half the bag at $ABR and make it work for me w dividends forever more

$ABR Hmmm... I'm pretty conflicted on what to do here. Because of all the shorts, I usually sell a bunch before ex-dividend b/c shorts drive it down way more then the divy. But the recent price action has been all over the place. It's also fallen a bunch today already. And the CPI report was marginally good, which would otherwise have made this stock go up. Really not sure what to do before the bell...
